When a chartered accountant approaches you 10 days before Christmas with an urgent enquiry to assist their client, most people would give up at the first hurdle.
But here at Ludgate Business Finance we managed to realise an offer and complete the business transaction for them in just eight days - with two days spare prior to Christmas festivities commencing!
The deal related to a well-established farmer that had a bridging loan on two barn conversions that was due for repayment.
The barns were incomplete - and required additional funds, he had accrued two months mortgage arrears on his farmhouse mortgage and he was 75 years old.
The situation and time of year was clearly not in his favour!
But, by liasing with specialist agriculture finance house, we were able to secure a better solution for him.
The new finance package enabled him to both clear the arrears on the farmhouse mortgage, pay off the current bridging finance and provide enough working capital to allow the barn conversions to be completed for onward sale.
